DDSE – Land Planning & Consultation
DDS Engineers provides land planning consultation for property owners who wish to explore the development potential of their property, or developers who have a particular project and wish to verify that a parcel will meet their needs. In a typical analysis we will consider zoning restrictions and physical constraints that may encumber the property, and options for overcoming those constraints. We will also include an inventory of available utilities and other factors that affect the development potential of the property. We will obtain available information for the subject parcel, including the following:
- Parcel Tax mapping
- Available utility/roadway/municipal record mapping
- NYSGIS Aerial Photography
- NYSDEC Wetlands mapping & NWI Federal Wetlands Mapping
- FEMA Flood zone mapping
- USDA Soil Survey
- NYSDEC Hazardous Waste Disposal Sites
- SHPO & NHR Archeologically Sensitive Areas
With base mapping established, we can begin an analysis of the zoning code to determine what municipal approvals will be required to develop the project. We will ascertain whether the current zoning district allows the use as proposed, or if variances or a re-zoning may be necessary. We will also provide any other options that may exist, such as Cluster Zoning, PUD or other planned community developments, and incentive zoning.
Once the analysis is complete, we can develop concept plans for consultation with the developer/owner so that they may determine the feasibility of the project. With our sister companies, DDS Constructors and DDS Utilities, Inc., we can also provide conceptual construction estimates to determine the economic viability of the proposed development.
